It's a fair question - Why should you list your home with me? My answer - I've worked extremely hard to build the toolbox for effective marketing and positioning to get your home sold on your timeline, for top dollar, on preferred terms. The value I provide comes in the form of Client Consultation, Analysis, Marketing, Staging, Negotiation, and Process Management. I work hard for my sellers to make this happen. I can't distort reality, but I do hustle, tweak, and position. I actually care that your listing is successful. What does that actually mean? Let's break it down:
I perform a deep CMA on your property to price it accordingly. I always say - I control the process, my clients control the decisions. The CMA Price can go up or down based on conversations with the client based on timing or terms desired, and where the motivations lie. This is a consultative session that includes positioning in the market relative to other properties for sale. I look through this analysis - particularly at the most similar and competitive properties, and we discuss those offerings relative to our listing. We do this for the list price, and we adjust as needed throughout the listing period to meet the client's goals. We may also do a "Buyer's Eyes" showing day where we tour the competing properties to be sure we are positioning the property correctly in the market.
It's no secret that a property in turnkey condition will sell quicker and for more money than the same house with maintenance items, outdated features, or worse! Certainly, I can sell either - but the condition will dictate the price and can affect timing. Compass Concierge has developed a solution to provide funds related the sale of the home and the seller doesn't have to pay back the borrowed funds until a successful closing. Terms Apply. For Small Amounts it is a small fee. For larger amounts, a fair rate of interest is chargd. Seller, and Home Must Qualify. Nearly every property needs some work before going to market. I have a fantastic solution for that.
Decluttering and Staging a home is crucial. I have great staging partners who will work with what you have - decluttering and staging your items, and I have partners who can do full-service staging - bringing their own items to a blank slate. Keep in mind - if we want to get top dollar - I am not selling your home… I am selling buyers THEIR home. I feel so strongly about this, that I reimburse my listing clients the first month of staging. This includes the ability to stage one living room, one dining room, the kitchen, the primary bed/bath, and the powder or main bath. The first month of staging allows us to capture the home in photos and show the home to the initial wave of buyers. The client can continue the staging at their cost for a reduced rate to keep the staging in the home longer. I want us to have success together - and I feel strongly a staged home will sell quicker and for more.
Once the home is refreshed and staged properly, my talented photographer partner will come in to do his magic. With the Three Phased Marketing Strategy from Compass, we can start marketing your home within the Compass Brokerage as soon as we have an agreement. We are strategic about if it makes sense to do that without pictures or without the home being fully "show ready". We will weigh the benefit of generating early interest for the home, getting feedback on price and positioning, and getting feedback on the condition of the home during this phase. We may also find a buyer and avoid the work, expense, and disruption that can come with taking a property fully to the Market.
The second phase is as a Compass Coming Soon. MLS Guidelines allow us to market the home publicly for up to 24 hours prior to going live in the MLS. This time allows the SEO tools on the internet to find our listing on my site and at Compass and identify it as the source of the information, allowing us to rank as high as possible once the listing becomes widely aggregated across the internet. Ultimately, I know the most about the home and can speak to it's details better than any other agent ever could. We want buyer calls coming directly to me.
The third phase is to go live on the MLS and allow the listing to be syndicated across the various search sites on the internet.
Up to this point, we have waded into the market and have gotten feedback to prepare, price, and position our home correctly for the market. Going directly live in the MLS is akin to doing a cannonball off a diving board - it can be unpleasant and full of surprises.
With the feedback, I curate a presentation to appeal to the ideal buyers of your home. This will set the tone for potential mail, digital, and social media outreach marketing.
Once the presentation is developed - I will kick off my digital marketing tools.
Beyond the Compass Tools, I have bought into an exclusive arrangement with Zillow for my listings to be Zillow Showcase Listings. This gives the listing priority placement at the top of the Zillow Search Page, as well as a more immersive layout, virtual tour, and my information front and center - as opposed to another agent paying for that placement. Again, I know the home better than anyone and I want to sell the home. Other agents are looking to have a conversation (any conversation), and sell the buyer a home (any home).
If the seller elects - I use the premier real estate digital marketing toolset available to create more than awareness for a listing. My tech partner leverages the algorithms at various social media and tech platforms to target individuals actively searching for your home. I invest in this tech because most buyers see a home first online. This drives serious buyers to your listing and can result in a sale.
Real Estate is a small world, and real estate agents are notorious for running around like crazy. When a listing goes live, I communicate with my sphere of real estate colleagues to make sure they are aware of the listing. I also use proprietary tools so that I can message any agent that has a buyer search whose criteria matches our listing. It’s amazing how many times a buyer who is looking casually can come forward for a unique offering. This is one more hustle move that can make a difference.
I create local awareness for a listing with signage, open houses, directional signs during an open house, and social media posts to local Facebook groups (where available). Nobody loves your neighborhood more than your neighbors - and they have friends and family who may be looking.
I also provide luxury custom-designed brochures for your listing for those walking or driving by or to take from the showing to remember the property and reference throughout their next few days as they consider the offering.
In coordination and at the preference of the client - I’ll hold a Broker Open House, a Neighborhood Open House, and regular Open Houses throughout the listing period to give agents and potential buyers access to see the offering. Open Houses are back and they make a difference!
